On a small side street in the Village of Amagansett, a 1880s farmhouse was renovated and expanded by Glenn Leitch, AIA, LEED AP, Director of Design at Highland Associates. The small two story home was opened up to create a modern loft-like residence for a couple and their two children who live in New York City and weekend at the home. The goal for the renovation was to repurpose as much of the existing house as possible. Original wood studs were repurposed as door frames and old beams were reused to create large openings in the new addition to the home. Accents of black metal light fixtures and hardware in the kitchen create a slick modern counterpoint to the rough repurposed materials throughout. Modern bathroom fixtures, faucets and the like were used throughout to accent the modernist approach to the old farmhouse. New high performance windows, solar panels and new energy efficient heat pumps were integrated into the house to meet energy standards. The stair was moved to the front of the house and becomes the star of the space with its use of an oak screen that creates an ethereal quality. The home maybe small but smart space planning created a building where views from all rooms bleed into the next.
